Ryan Serhant, the Million Dollar Listing New York broker who films a daily vlog chronicling his real estate empire, took episode #99 of his series to Texas to see something even his Manhattan clientele would find hard to top. Inside a 17,380-square-foot mansion at 47 Grand Regency Circle in the Carlton Woods gated community of The Woodlands, Serhant walked through what’s been called the world’s biggest closet — a three-story, 3,000-square-foot “she-cave” built for Houston entrepreneur and philanthropist Theresa Roemer.

Inside the Three-Story She-Cave

The closet isn’t a walk-in — it’s closer to a boutique department store built into a private home. A floating glass staircase connects the three levels, each dedicated to a different slice of Roemer’s collection, with an integrated champagne bar built in for entertaining guests mid-shop. There’s also a full hair and makeup beauty salon on site, meaning Roemer can get styled without ever leaving the room where her clothes live.

Serhant, who spends his professional life walking clients through eight-figure listings like the kind he showcased touring an 8-level Manhattan townhouse, treated the closet the way he treats any standout listing feature — as the thing that makes the whole property memorable. In this case, the feature outshines the house itself.

The Collection on Display

The numbers are what make the tour land: roughly 150 designer handbags, headlined by Hermès Birkins, and around 300 pairs of shoes, with dozens of them Christian Louboutins instantly recognizable by their red soles. Add in rare jewelry pieces, and the closet functions less like storage and more like a private archive of luxury fashion built up over years of collecting.

It’s a level of scale that puts it in the same conversation as the backyard amenities seen in mansions with backyard waterparks and insane pools — spaces built as much for hosting as for living.

The house and closet had already drawn national attention before Serhant’s cameras arrived. The property served as a backdrop for Gucci Mane’s music video “Nonchalant,” and made headlines after a 2014 burglary in which an intruder made off with an estimated $1 million in luxury items from the home.

The Woodlands Listing

At the time of the vlog, Nancy Almodovar had the Carlton Woods estate listed at around $6.5 million, a price tag that covers the full 17,380-square-foot mansion — not just the closet that made it famous. For a broker like Serhant, whose vlogs regularly cover deals on the scale of New York’s $200 million apartment builds, the Woodlands trip was a chance to show his audience that eye-popping real estate features aren’t confined to Manhattan or Beverly Hills.

Roemer’s closet had already been the subject of morning-show segments and viral social posts well before Serhant showed up with a camera crew, but Vlog #99 gave it the full walkthrough treatment — floor by floor, bag by bag.
