A $100 million spec mansion just landed in Bel Air, and it comes with its own recording studio, wine cellar and 20-car showroom.

Los Angeles’ luxury market has produced plenty of nine-figure spec homes over the years, but few have arrived with the sheer volume of amenities packed into UNICA. The newly built estate at 10697 Somma Way hit the market in early May 2020 with a $100 million ask, positioning it as one of only a handful of active nine-figure listings anywhere in the region during the early months of the pandemic. Developed by Ty Cueva of Westside Property Group alongside Dean Hallo, the modern Spanish villa was conceived less as a house than as a self-contained resort perched on an acre-plus promontory.

  • UNICA spans more than 41,000 square feet across three levels with eight bedrooms and 21 bathrooms, and carries a $100 million asking price.
  • The lower levels include a regulation-size indoor basketball court that converts into a ballroom, a 36-person tiered movie theater with a candy and popcorn bar, a recording studio, and a 1,200-bottle wine cellar with an adjoining tasting room.
  • The listing is co-held by Sally Forster Jones and Anita Stephan of Compass, David Kramer of Hilton & Hyland, and developer Ty Cueva of Westside Property Group.

Inside the Floor Plan

UNICA’s open layout is built around floor-to-ceiling glass pocket doors designed to erase the line between the interior and the surrounding terraces, with custom Circadian Rhythm lighting running throughout the home. The primary suite takes up an entire wing on its own, with dual boutique-style dressing rooms and spa-like bathrooms flanking either side. Multiple kitchens and eight separate wet bars finished in rare marble are spread across the property, a scale of build-out more typical of a boutique hotel than a private residence.

The Entertainer’s Wing

Below grade, UNICA reads like a private club. The basketball court doubles as a ballroom, the 36-person theater comes with its own candy and popcorn bar, and there’s a dedicated recording studio for anyone who wants to cut a track between workouts. The 1,200-bottle wine cellar opens into an adjoining tasting room, and an ambient-lit auto gallery holds more than 20 vehicles — a garage built for a serious collection, not a commute.

Eight bedrooms, 21 bathrooms, more than 41,000 square feet — and a garage built to hold over 20 cars.

Wellness Center and Outdoor Living

UNICA’s wellness center includes a 75-foot indoor saltwater lap pool, an oak sauna, a stone steam room, an ice-bath plunge, a hair and beauty salon, and a fitness studio — a full spa operation built into the house itself. Outside, multi-tiered terraces step down the hillside past an outdoor kitchen to a 75-foot infinity-edge pool and spa, with a weather-proof commercial Samsung video wall set up to face the canyon and city lights beyond. It’s the kind of outdoor layout that shows up in listings like these mansions with backyard waterparks and insane pools, just built out for Bel Air’s terrain instead of a flat lot.

The Listing Team

UNICA is co-listed by Sally Forster Jones and Anita Stephan of Compass, David Kramer of Hilton & Hyland, and Ty Cueva of Westside Property Group — a four-way listing arrangement that reflects the scale of marketing a $100 million spec build in the middle of a pandemic-slowed market. It’s a similar playbook to other trophy spec projects that have hit L.A. and beyond, including the $65 million ultra-modern mega mansion in Beverly Hills, where multiple agents split marketing duties on a property built purely for the top of the market.

At $100 million, UNICA isn’t just competing with other Bel Air estates — it’s competing with itself, in a market where the asking price alone puts it in conversation with maybe a half-dozen other active listings in the country. Whether it sells anywhere near that number will depend on who’s still buying at the very top of L.A.’s luxury tier once the pandemic’s early shock wears off.
